• How can I find out if my property is zoned?

If you do not know the zoning of your property, refer to GCGIS to search your property using the Search function in the top left-hand corner. To turn on the zoning layer, click on “Map Themes” at the top of the page and then scroll down to "Zoning" in the left-hand menu.

• My property is unzoned. What uses are permitted on it?

Unzoned properties are not subject to the requirements of the Use Table found in the Greenville County Zoning Ordinance; therefore, there are no use-based restrictions for unzoned properties. At the same time, any development on an unzoned property will be subject to the requirements of the Greenville County Land Development Regulations.

• My property is zoned. What uses are permitted on it?

If your property is zoned and you know the zoning of the property, see Use Table 6.1 in the Greenville County Zoning Ordinance. The Use Table lists specific allowable uses and whether they are Permitted (P), Not Permitted (empty box), Conditionally Permitted (C), or required to obtain a Special Exception (SE). Conditions for Conditionally Permitted Uses may be found in the pages of the ordinance following the Use Table. Additionally, any development on zoned property will also be subject to the requirements of the Greenville County Land Development Regulations.

• I need to rezone my property. How long does the rezoning process take?

A typical rezoning typically requires three to four months from the time of application submittal to final approval. Rezoning dockets are required to go through specific process, which includes: one Public Hearing; one Planning Commission Meeting; one Planning and Development Committee Meeting; and three readings with County Council. • Does the zoning of my property affect my property taxes?

Depending on your situation, rezoning your property may cause your property taxes to go up or down. Any questions regarding taxes should be directed to Real Property Services at 864.467.7300 or RealProperty@greenvillecounty.org.

• What is zoning verification?

Zoning verification is a formal request to Zoning Administration to confirm the zoning district of a property. To verify the zoning on your property, submit a Zoning Verification Request Form to obtain a Zoning Verification Letter.

• What does my land-use code mean? I don’t see it in the Zoning Ordinance.

Land-use codes are provided by Real Property Services for taxation purposes only. Land-use codes are not zoning districts and are therefore not a part of the Greenville County Zoning Ordinance. • How do I determine the setbacks for my property?

Information about property setbacks can be found in Table 7.3 of the Greenville County Zoning Ordinance. Additional information regarding setbacks may found on your property’s plat, so be sure to review this as well. • Can I place a fence on my property?

Zoning does not regulate fences; however, any fence over seven feet in height will require a building permit from the Permitting Department at 864.467.7060 or permits@greenvillecounty.org.

• I need help with a sign-related issue.

Sign regulations in Greenville County are managed by Tim Cole, the County Sign inspector. Please contact Tim at 864.467.7572 or tcole@greenvillecounty.org.

• What is the process for subdividing my property?

• Am I allowed to operate a business from my home?

A Home Occupation/Business may be permitted; however, this requires the submittal of an application for review and approval. See the Greenville County Home Occupation Application Guidelines for details.
