The Greenville County Planning Commission is responsible for review and approval of all proposed subdivisions in the unincorporated areas of Greenville County as well as the cities of Mauldin, Simpsonville, Fountain Inn and Travelers Rest. The review of the preliminary plat begins with the Subdivision Advisory Committee, which is a group comprised of staff members of public utilities and public service providers, as well as other State and County agencies.

Following the Subdivision Advisory Committee review, the planning staff prepares a list of conditions necessary for approval that are established by the Subdivision Advisory Committee. On each fourth Wednesday of each month at 4:30 p.m. the Planning Commission meets and reviews the recommendations of the planning staff and the Subdivision Advisory Committee. The Commission may approve, reject or modify the subdivision preliminary plat. The Planning Commission annually reviews approximately 85 new subdivisions that ultimately will create approximately 5,000 new residential lots.
