Recommendations:

  1. Decrease the number of substandard housing units in the county

  2. Study the potential need for additional housing rehabilitation programs to convert existing housing to safe, affordable housing

Special Needs Housing

Objective: To ensure that affordable, accessible, safe housing exists for those in the community with special needs

Recommendations:

  1. Identify the market demand for housing for people with special needs

  2. Encourage special needs housing to locate where access to public transportation is available

  3. Promote housing that can better accommodate those with special needs

Goal - To ensure that sufficient areas are designated and protected for future residential development throughout the county.

Objectives:

  1. To encourage residential development in areas where support services such as water, sewer, fire protection, and other services are available

  2. To encourage higher-density, single-family residential development

  3. To encourage a planned mix of high-density and low-density residential development

  4. To encourage residential redevelopment within existing developed areas

Recommendations:

  1. Revise the county Zoning Ordinance to create new residential zoning classifications that permit design innovations such as open space, varying setbacks, cluster development, varying lot sizes, and mixed uses with extensive landscaping

  2. Support innovative mixed-use residential developments as a means of meeting the diversity of housing needs

  3. Protect established residential areas from the encroachment of nonresidential uses.

  4. Discourage the high concentration of manufactured homes throughout the county

  5. Adopt development standards that will protect neighboring property values


Patio homes provide an excellent housing opportunity for empty nesters.
