Septic Subdivision Design & Riparian Buffer Requirements - Update

On October 24, 2023, Planning staff provided an update to County Council about the proposed amendments to the Land Development Regulations with respect to septic subdivision development in the unzoned areas of the county as well as riparian buffer requirements county-wide. Greenville County Council's Planning and Development Committee (P&D) hosted a workshop on October 2, 2023 with Planning Commission, utility providers, and the development community to discuss growth management and environmental protection policies related to a pending county ordinance. This productive meeting revealed many areas of agreement as well as potential solutions for further study. Planning staff will work with P&D to refine the county's growth management and envrionmental policies to better align with the needs of its stakeholders. Piedmont Area Plan Workshop Summary Report

The workshop consisted of four draft plan maps that can be viewed here. It is important to note that the elements proposed in these maps are hypothetical in nature at this time.

Our recent survey of Gowansville residents indicated that respondents lacked information on land use controls, such as Land Development Regulations and Zoning. Their preferred method for learning was to attend a local workshop.

Long Range Planning will be holding an educational workshop so that local residents can learn more in general about these planning tools.

Pelham Road Corridor Study

County planning staff will soon begin working with property and business owners along Pelham Road to study how best to beautify and improve this vital job center and commercial corridor. Potential improvements might include improved signage, lighting, and landscaping, among others.
